Zoning Hearing Board

NOTICE is hereby given that the East Lampeter Township Zoning Hearing Board will hold a hearing on the following application at 7:00 PM on Thursday, December 12, 2019 in the Township Municipal Building, 2250 Old Philadelphia Pike, Lancaster, PA 17602:
* Case #2019-20–Application of Nate’s Auto, c/o Nate Senn, 239 Maple Avenue, Bird-in-Hand, PA 17505, requesting a special exception of Article 24030.A.2 to expand an existing non-conforming use of an auto service facility and variances of Section 24030.A.2 for 51% increase of a non-conforming use when 50% is permitted and Section B-3.G.2 which requires curb and sidewalk where the applicant will request from the Board of Supervisors through the Land Development process a deferral with a recorded agreement of such for these improvements for property located at 239 Maple Avenue, Bird-in-Hand, PA 17505 in the BH –Bird-in-Hand Zoning District of the 2016 East Lampeter Township Zoning Ordinance, as amended.
* Case #2019-21–Application of High Properties, 1853 William Penn Way, Lancaster, PA 17601, requesting variances of Article 23, Section 23440.E.5.d and 23440.E.6 to eliminate the required 10 foot side yard setback of a lot for those manufactured dwellings that are semi-detached with connected garages and eliminate the 20 foot minimum distance requirement between manufactured dwellings for those manufactured dwellings that are semi-detached with connected garages. In addition, time extension of potential approvals are requested at 10 years to obtain permits and 1 year from the permit date to complete construction. These requests are made for property located partially on 534 Willow Road and unaddressed property bound by Willow Road and Greenfield Road and transected by Ben Franklin Boulevard within the BP – Business Park Zoning District of the 2016 East Lampeter Township Zoning Ordinance, as amended, where the applicant wishes to expand the existing manufactured home park.
* Case #2019-22–Application of Peter Bhai, 5159 West Woodmill Drive, Suite 15, Wilmington, DE, 19808, requesting a special exception of Article 10020.C.4 for an extended stay hotel and variances of Article 22, Section 22150.1 for number of required off-street loading spaces where two (2) are required and the applicant proposed one (1) and Article 23, Section 23400.4 for maximum building height of 60 feet where the applicant requires relief of five (5) feet for property located at 2205 and 2217 Lincoln Highway East, Lancaster, PA 17602 in the C-3 – Commercial Zoning District of the 2016 East Lampeter Township Zoning Ordinance, as amended for the proposed construction of two (2) hotel structures.
