NOTICE is hereby given that the East Lampeter Township Zoning Hearing Board will hold a hearing on the following application at 7:00 PM on Thursday, July 9, 2020 in the Township Municipal Building, 2250 Old Philadelphia Pike, Lancaster, PA 17602 or visit the Township website at www.eastlampetertownship.org for information on joining the meeting via ZOOM :

 

* Case #2020-02–Application of Millcreek Fence, 2595 Old Philadelphia Pike, Bird-in-Hand, PA 17505, requesting a variance of Article 22, Section 22070.A which governs the erection of fences, walls, and hedges for property located at 232 Southridge Drive, Lancaster, PA 17602 within the R-2 Residential Zoning District of the 2016 East Lampeter Township Zoning Ordinance, as amended.  The applicant has erected a six (6) foot fence on the property within the front yard when only three (3) is permitted.

 

* Case #2020-05 – Application of Ismaray Guevara Gonzalez, 1709 Old Philadelphia Pike, Lancaster, PA 17602, requesting a special exception of Article 6, Section 6020.C.6 subject to Article 23, Section 23370 for a minimal impact home occupation at property located at 1709 Old Philadelphia Pike, Lancaster, PA 17602 within the R-2 Residential Zoning District of the 2016 East Lampeter Township Zoning Ordinance, as amended.   The applicant wishes to have a home occupation of a daycare.

 

* Case #2020-06 – Application of AJ Home Solutions, 602 River Drive, Lancaster, PA 17601, requesting variances of Article 6, Section 6030.B.1.b which requires 55 feet of lot width at the front yard setback for single family attached dwellings when 40 feet is proposed and Article 6, Section 6030.A.4 where the maximum lot size for a single family dwelling is 12,000 square feet and the proposed is 29,440 square feet for property located at 33 South Eastland Drive, Lancaster, PA 17602 within the R-2 Residential Zoning District of the 2016 East Lampeter Township Zoning Ordinance, as amended.  The applicant proposes to subdivide the property and construct a single family detached dwelling on one parcel and single family attached dwellings on another parcel.

 

* Case #2020-07 – Application of Wilmer A. Esch, 365 Lynwood Road, Bird-in-Hand, PA 17505, requesting variances of Article 3, Section 3030.B.3 for side yard setback requirement of 20 feet as the applicant proposes to 15 feet for a principal structure and of Article 3, Section 3030.B.4 for rear yard setback requirement of 50 feet as the applicant is proposing 32 feet for property located at 346 Lynwood Road, Bird-in-Hand, PA 17505 within the AG – Agricultural Zoning District of the 2016 East Lampeter Township Zoning Ordinance, as amended.  The applicant proposes to raze an existing dwelling and construct a new dwelling on the property.
