NOTICE is hereby given that the East Lampeter Township Zoning Hearing Board will hold a hearing on the following application at 7:00 PM on Thursday, December 10, 2020 in the Township Municipal Building, 2250 Old Philadelphia Pike, Lancaster, PA 17602:
* Case #2020-19–Application of Jyotsna and Anil Jivani of 103 Evermore Circle, North Wales, PA 19454, appealing the denial of a zoning permit for drive through service window for convenience store dated 10/30/2020, requesting a special exception of Article 24, Section 24030.A to expand a non-conforming use with a drive through service window, and a variance of Article 24, Section 24030.A to exceed the area allowed for expansion of a non-conforming use for property located at 2622 Lincoln Highway East, Ronks, PA 17572 in the AG – Agricultural Zoning District of the 2016 East Lampeter Township Zoning Ordinance, as amended. The applicant seeks to construct a drive through service window.
* Case #2020-21–Application of Lancaster Lincoln, LLC, 4 Caufield Place, Suite 102, Newtown, PA 18940, requesting a variance of Article 24, Section 24060.A for use of non-conforming lots of record in that the applicant wishes to redevelop the property, variances of Article 10, Section 10030.A.1, 10030.B.2, and 10030.B.3.a for lot area, lot depth, and front yard setback, a variance to the extent necessary of Article 22, Section 22240 regarding setbacks for solid waste receptacles on the property, a variance of Article 22, Section 22230.D.8 and 22230.I1 to permit the operation and maintenance of the existing business sign within the Township right of way following conveyance of the additional right of way to the Township for property located at 2246 Lincoln Highway East, Lancaster, PA 17602 in the C-3 – Commercial Zoning District of the 2016 East Lampeter Township Zoning Ordinance, as amended.
