Notice is hereby given that the Board of Supervisors of East Lampeter Township, Lancaster County, Pennsylvania, shall hold a public hearing to consider the Petition of the Redevelopment Authority of the County of Lancaster to amend the East Lampeter Township Zoning Ordinance to permit adaptive reuse of hotels and/or motels as multi-family dwellings at a special meeting of the Board to be held on Monday, August 17, 2026, at 5:00 P.M. at the Township Office located at 2250 Old Philadelphia Pike, Lancaster, Pennsylvania. At the conclusion of the public hearing or at a subsequent public meeting held within 60 days of the date of the second publication of this advertisement, the Board shall consider enacting and, if appropriate, will take a vote on adopting and enacting an ordinance, the caption of which is as follows:

AN ORDINANCE OF THE TOWNSHIP OF EAST LAMPETER, LANCASTER COUNTY, PENNSYLVANIA, AMENDING THE EAST LAMPETER CODE OF ORDINANCES, CHAPTER 375, ZONING, TO PROVIDE FOR ADAPTIVE REUSE OF HOTELS AND/OR MOTELS IN THE C-2 AND C-3 ZONING DISTRICTS FOR USE AS A MULTI-FAMILY DWELLING

The following is a summary of the Ordinance: Section 1 amends Article 2. Section 2020 (Definitions) to add a definition for Adaptive Reuse. Sections 2 and 3 amend Articles 9 and 10, Sections 9020.D and 10020.D to permit the adaptive reuse of a hotel and/or motel as a use permitted by conditional use. Section 4 amends Article 23, Section 23100 to add regulations for adaptive reuse of hotel and/or motel which include general standards pertaining to the number of permitted dwelling units, the provision of bathroom and kitchen facilities, common space, management, pedestrian access, public transit access, parking, location of dwelling units, and the provision for public water and public sewer. Sections 5, 6, and 7 set forth repealer, severability and effective date provisions.

Notice is hereby given that the Board of Supervisors for the Township of East Lampeter, Lancaster County, Pennsylvania, will hold a special meeting to conduct a public hearing on Monday, July 27, 2026, at 5:00 P.M. at the Township Office, 2250 Old Philadelphia Pike, Lancaster, Pennsylvania, to consider the conditional use application of Keystone Custom Homes, Inc. and Brookfield Development Corp. for a development known as Devon Creek.  The property consists of approximately 49 acres located generally at the southeast corner of New Holland Pike and Horning Road in East Lampeter Township in the R-2 Residential Zoning District, Tax Parcel #310-96229-0-0000.  The Applicants seek to revise the number and mix of types of dwelling units under the previously granted approval of the Optional Density Incentive Development provisions of the East Lampeter Township Zoning Ordinance.  Additionally, the Applicants request a design modification from Section 375-23550.O(3)(e) to permit 67% of all garage doors within the project to face an alley or access drive where 75% is required.
